WHAT IS A BUILDING SURVEY?


A Building Survey is a structural survey. It is the most detailed survey that you can have when buying a house. It is similar in many ways to a Homebuyer Report, but is better suited to older or unusually constructed buildings and results in a much more thorough report.

A Building Survey will look at all elements of a property in depth and describe the condition of each element, along with any defects or repairs which may be required.

The Building Survey will outline any defects relating to the property, their apparent cause, the urgency at which repairs are required to be rectified and cost considerations for making those repairs.


WHAT DOES A BUILDING SURVEY COVER?


A Building Survey will include a thorough inspection of both the internal and external parts of the property, resulting in a comprehensive surveying report. A building surveyor will inspect all of the visible and accessible areas of the property including, walls, cellars, floors, windows, doors, roofs loft spaces, garages and more. The surveyor will take into consideration any specific concerns that you may have and can pay particular attention to those areas. This will be reflected in the final report. The surveyor will include the following:

  • Check for defects that could be potentially serious

  • Visually check the property for hazardous materials such as asbestos

  • Examine the property for signs of damp within walls

  • Identify any problems with foundations

  • Highlight any problems with the floor structure

  • Check for any damage to the roof or structural timbers


  • Highlight any structural work that has been carried out without permission

  • Assess any trees that may cause problems to the building’s foundations


  • Recommend solutions for any areas of concern
